ULI Cleveland Young Leaders are invited to attend the Young Leader Learning Series, a 1-hour educational discussion with experts in their respective fields. Young Leaders are encouraged to take advantage of these programs to brush up on an old skill or learn something new. These programs will be held virtually and are intended to be a relaxed discussion where attendees are encouraged to ask questions and connect with the program leader.
The May series will feature Ken Kalynchuck, Project Director at Project Management Consultants LLC (PMC), who will provide a high level overview of real estate pro formas. A pro forma is a report that gathers current or estimated income and expense data to project the net operating income and cash flow of a property.
Ken is an economic development professional passionate about improving communities through helping to finance thoughtful urban infill development projects and assisting communities to attract investment. In his current role with Project Management Consultants, Ken helps secure and structure private and public financing for real estate and headquarter location projects on behalf of his clients, especially in communities where market barriers to closing on deals with only private financing exist.
In the last 4 years, Ken has helped over 100 clients and projects in 8 states explore financing solutions and secure financing to best meet their needs. Ken's expertise includes headquarters projects, brownfield redevelopments, historic redevelopments, warehouse and distribution center projects, mixed use urban development projects, green infrastructure financing, and the structuring TIF and tax abatement districts. Ken has assisted with the finance structuring of more than 40 projects either completed or underway, totaling more than $1.0 billion in development value.
