    PwC and ULI's Emerging Trends in Real Estate is a highly-regarded and widely-read forecast report in North America. The 2020 edition will provide an in-depth review of the key trends and outlook in the US and Canadian real estate markets. This year's keynote will be delivered by Andrew Warren, Director of Real Estate Research, at PwC followed by a presentation of ULI Cleveland's local report focusing on real estate trends within Northeast Ohio by Roby A. Simons, Ph.D., professor of Urban Studies at Cleveland State University. The program will concluded with a panel of local experts moderated by Kirby Date,  AICP, RLA, Community Planning Program Manager at Maxine Goodman Levin College of Urban Affairs, Cleveland State University

    Roby Simons

    Professor of Urban Planning and Real Estate Development, Cleveland State University, Levin College of Urban Affairs

    Robert A. Simons February 2004 Robert A. Simons is a professor of urban planning and real estate development at the Levin College of Urban Affairs at Cleveland State University. He is also the faculty advisor for the Certificate Program in Real Estate Development and Finance, offered with the collge of business at CSU. Dr. Simons received his Ph.D. in City and Regional Planning, Masters in Planning and a Master of Science in Economics, all from the University of North Carolina at Chapel Hill. His undergraduate degree in anthropology was earned at Colorado State University. He has been a member of the American Institute of Certified Planners (AICP) since 1983. At CSU, he teaches courses in real estate development, market analysis and finance, public economics, urban planning, and environmental finance. Dr. Simons has published over 35 articles and book chapters on real estate, urban redevelopment, environmental damages, housing policy and brownfields redevelopment. He authored a book entitled Turning Brownfields into Greenbacks, published by Urban Land Institute. Dr. Simons has an active consulting practice, and has served as an expert witness in matters related to Real Estate and Environmental damages.

    Andy Warren

    Director, Real Estate Research, PricewaterhouseCoopers GmbH WPG.

    As the Director of Real Estate Research for PwC, Andy is responsible for monitoring all aspects of real estate, including space market fundamentals, capital market trends, regulatory changes and operational developments. For the past two years, Andrew has co-authored the US and Canadian editions of Emerging Trends in Real Estate. Andrew is a frequent speaker on issues affecting the real estate market and has also authored numerous articles for internal clients and national real estate publications. Andy brings extensive knowledge of the real estate life cycle, specifically the analysis of the potential impacts of economic fundamentals and capital market influence on the real estate industry. Andy also has significant experience developing and implementing real estate investment strategies across the risk spectrum. Prior to assuming his current role, Andy served as the Managing Director of Real Estate Research for Principal Global Investors, the fourth largest institutional real estate manager in the U.S. At Principal, Andy held a progressive level of analyst and management positions over his 25 year career, During this time Andy developed a wide range of models to predict market performance and measure risk/return analytics. He represented the research function on Principal’s flag ship separate accounts and also served as a fiduciary voting member on individual client funds focused on industrial, retail, student housing and sustainable investing. Andy earned a Bachelor of Science degree in finance from the University of Nebraska and a Master of Science degree in Urban and Regional Planning from the University of Iowa. He has earned the right use the Chartered Financial Analyst, CFA, designation and is a Counselor of Real Estate. He is also a member of the Appraisal Institute, and the International Council of Shopping Centers.
