    Join ULI Cleveland on Thursday, February 1 from 4:00-6:30 pm for the annual Emerging Trends in Real Estate® event at The Union Club Ballroom.

    Now in its 45th edition, the Emerging Trends in Real Estate® 2024 is one of the most highly regarded reports for the real estate and land use industry. This year’s Emerging Trends in Real Estate® 2024 spotlights overarching trends that will play out in 2024 and affect the real estate industry overtime. Shifts in markets across the United States and structural changes in property types are integral to the conversation. Come hear a summary presentation of the report from keynote speaker, Andrew J Nelson, and a lively, fast-paced discussion among industry leaders of the trends and related issues.

    Following the 2024 Emerging Trends in Real Estate® report presentation, a panel of local leaders will reflect on the national report along with the local 2024 Emerging Trends in Real Estate Northeast Ohio report, which is created by ULI Cleveland.

    Speakers

    Thomas McNair

    Director of Economic Development, City of Cleveland

    McNair most recently served as the Executive Director of Ohio City Incorporated (OCI), a community development corporation serving Cleveland’s historic Ohio City neighborhood. In this role, McNair led a staff of eleven guiding the planning, promotion, and development in Ohio City, a diverse community of over 10,000 residents and over 250 local businesses. Before taking on the executive position, McNair served as OCI’s Director of Economic Development and Planning. McNair has led several planning processes that have been adopted by the Cleveland City Planning Commission including one for the City of Cleveland’s first protected bikeway, and one to that would create the first waterfront park in America directly connected to public housing while equitably tying together an emerging regional trail network. McNair is a native of Chagrin Falls and holds a bachelor's degree in interior architecture and design from Ohio University. He and his family are longtime residents of the Buckeye-Shaker neighborhood.

    Andrew Nelson

    Nelson Economics

    I am a writer and an independent consultant advising leaders in the real estate sector. My goal at Nelson Economics is to provide clear, actionable insights and advice for decision-makers developing strategy or facing tough business choices. Since 2021 I have served as lead writer for the U.S. edition of "Emerging Trends in Real Estate," published annually by ULI and PwC. I am also a contributing writer for Seeking Alpha and Propmodo, and publish articles on various topics on Medium. I also comment on issues on LinkedIn and Twitter, and am a frequent guest speaker at industry and private events. I served as Chief U.S. Economist for Colliers International for almost five years, where I led the national research team and supervised the content of the firm’s national market reports and white papers. Prior to Colliers, I spent eight years at Deutsche Asset Management (RREEF), most recently as Director, Research & Strategy in the Americas, where I managed the U.S. Research team and was the retail sector and sustainability specialist. I’ve also held a variety of other leadership positions in both the public and private sectors including Vice President of HOK Advance Strategies, where I served as national practice leader of the Portfolio Services service line; managed a construction-lending program for the World Bank in Russia; held a two-year “Community Builder” fellowship with the U.S. Department of Housing and Urban Development; and managed the regional real estate consulting practice at Deloitte & Touche in San Francisco.

    Scott Skinner

    Vice President of Development, The NRP Group LLC

    Scott Skinner joined The NRP Group in 2017 and now serves as a both Vice President of Development and as Director of Public Policy. His responsibilities include deal origination, initial underwriting and due diligence, political approvals and community outreach for both market rate and affordable multifamily development projects in Ohio, Michigan and Indiana. He also leads NRP’s federal advocacy work to promote policies that advance affordable housing development at the national level and is a thought leader in NRP’s pioneering Healthcare and Housing initiative, managing NRP’s business development efforts with the healthcare sector nationally. Finally, he designed and currently manages NRP’s Leadership Rotational Program, as well as a variety of other cross-functional executive initiatives. Prior to joining NRP, Skinner served as a writer for the San Francisco Chronicle, a Peace Corps volunteer doing community development work in the country of Georgia, and a corporate fundraiser for Capital Partners for Education, a large nonprofit organization in Washington DC. Scott earned a bachelor’s degree in English from San Jose State University and an MBA from the Ross School of Business at the University of Michigan. It was during his master’s degree when Scott found his passion for real estate. He is excited about NRP’s mission of developing homes that people can be proud of, regardless of income, and is especially interested in leveraging creative partnerships across sectors to create dynamic, transit-oriented, mixed-income communities. Born and raised in San Jose, California, Scott moved to Cleveland in 2018 and has quickly grown to love the city and region. Outside of work, Scott is actively involved in the Cleveland community. He is on the Leadership Council for Engage! Cleveland, volunteers as a mentor with College Now, and is a graduate of the Cleveland Civic Leadership Institute. Scott and his wife reside in Cleveland’s Ohio City neighborhood.

    Jack Newton

    Manager of Community Development, GBX Group

    Jack has been obsessed with cities since the age of four, though he officially started his career in graduate school at the University of Louisville. Initially brought on board as a research intern with the city’s downtown community development corporation, he fell in love with data and figuring out the “Why?” of urban planning. The role expanded to include helping small businesses and property owners navigate complex permitting systems, prepare for streetscape overhauls, and other pressing issues. During his time in Louisville, Jack established the ULI Kentucky YLG and served as Co-Chair of the Programs Committee. Aiming to build on his research skills, Jack took a job as an Analyst for CBRE’s Cleveland office. There he was able to refine his report writing while working directly with clients to help make corporate real estate decisions. He likes to call this the time he learned how to “speak private sector.” Though only with the firm for a little over a year, Jack credits CBRE for the idea to work with ULI Cleveland on an Emerging Trends report specific to Northeast Ohio. He has authored the report for three years in conjunction with other volunteers and the district council’s YLG members. In his current role as a Project Manager at GBX Group, Jack is learning the complex world of acquiring and restoring historic buildings around the country. Specializing in state and federal historic preservation programs, GBX operates in many markets where traditional adaptive reuse may not pencil. He works closely with JV partners as well as the preservation-focused non-profit organizations. His role with the Urban Land Institute has grown to include a spot as Co-Chair of the Programs Committee, an instructor the Real Estate Diversity Initiative, and chairing the Steering Committee when Cleveland hosted the 2022 Young Leaders Exchange.

    Andrew Coleman

    Managing Director, CBRE

    Andrew Coleman is Managing Director and Market Leader for CBRE’s Cleveland and Akron offices. In this role, Andrew oversees business operations and drives the growth strategy for all Advisory Service lines of business including leasing, sales, valuations, project management and property management. With 20 years of experience in commercial real estate, Andrew is a market expert in leasing, having worked with large investor/institutional owners and both public companies and local occupier clients. Prior to Andrew’s promotion to Managing Director, he led CBRE Cleveland’s Office Agency practice group that focuses on Office Landlord Representation. Andrew’s market leadership is informed by his long tenure as a top producer in various capacities, including serving as a Transaction Manager for a large banking institution, corporate real estate team member for an international manufacturer, lead broker for multiple corporate headquarter site selections, and lead broker for a downtown office agency portfolio.
